Approach to Debt Resolution
Our approach begins with understanding the nature of the default and the borrower's willingness to resolve the outstanding obligation.
Cooperative Resolution
Where the borrower is willing to cooperate, our resolution team works towards identifying suitable and practical options for addressing the default. Depending on the circumstances and the applicable policies of the financial institution, these may include structured repayment arrangements, settlement, extension of repayment timelines or foreclosure through the sale of collateral with the borrower's cooperation.
The proposed resolution is evaluated based on the borrower's financial position, the interests of the financial institution and the applicable legal and regulatory framework.
Enforcement Measures
Where the borrower is unwilling to cooperate or resolution efforts do not produce the desired outcome, appropriate enforcement measures may be pursued in accordance with applicable laws, procedures and instructions of the concerned financial institution.
Strict execution through lawful enforcement, Section 14 magistrate orders, physical possession, and bank auction procedures.

We assist prospective buyers in understanding the auction process and provide guidance throughout the various stages, from identifying suitable properties to understanding auction requirements and completing the necessary procedures.
Our Guided End-to-End Process Flow:
What Are Bank Auction Properties?
Bank-auction properties are assets offered for sale by banks or financial institutions to recover outstanding dues from borrowers, generally after the lender has initiated the applicable recovery and enforcement process.
Such properties may be offered through public auctions conducted in accordance with the applicable law, regulatory framework and terms and conditions specified by the concerned financial institution.
Attractive Pricing & Value Opportunity
Depending on the property, location, condition, auction terms and market circumstances, bank-auction properties may sometimes be available at prices that are different from prevailing market values. However, the actual price and value of every property depends on several factors and should be independently evaluated by the prospective buyer.
Careful Consideration & Due Diligence
Bank-auction properties can offer opportunities for individuals, businesses and investors looking for residential, commercial or industrial assets. At the same time, purchasing an auction property requires careful consideration of the auction notice, property documents, title-related information, possession status, outstanding dues, applicable terms and conditions, and other relevant factors.
At Seok Real Estate, our objective is to help prospective buyers better understand the bank-auction process and assist them through the procedural requirements involved in participating in an auction.
We provide guidance regarding auction participation, registration, required documentation, bidding procedures and post-auction processes, subject to the terms and conditions prescribed by the concerned bank or financial institution.
Our Commitment
At Seok Consultancy Services Private Limited, we believe that successful recovery requires more than a conventional approach. It requires experience, disciplined execution, professional coordination and a clear understanding of the enforcement and recovery environment.
With our operational capabilities, experienced team and structured approach, we strive to become a trusted service partner for banks and financial institutions in their recovery, enforcement and asset-resolution requirements.
